The property consists of 3 bedrooms located on the first floor - two doubles and one super-king master bedroom with en-suite. The double rooms can be utilised as twin bed rooms or doubles (please advise at time of booking). There is also sufficient space in the master bedroom to add extra beds so the property can accommodate up to 8 guests in total.

Also situated on the first floor is a large family bathroom with bath and overhead shower.

The downstairs is glazed fully along rear of the property allowing bright natural light all day with scenic views across the valley. The rear of the property has shared courtyard access and there is an enclosed private garden to the front of the property.

Direct walking access from the front door across fields/valley to Fife Coastal Path with stunning views from Perth to Dundee along the River Tay.

Close access to many renowned golf courses in Fife, Tayside as well as Perthshire being no further than 1 hour away as well as close proximity to Edinburgh (50 minute drive) and Edinburgh Airport. Perth and Dundee are approximately 30 minutes drive away with Gleneagles approximately 40 minutes drive.

Airport transfers can be arranged by agreement or hire cars are readily available at Edinburgh airport.

There is private parking for 2 cars at the front of the property.
